Iron Mask Industrial Park Moves Closer to the Sale of Phase 1A*

For more than 50 years, Comet Industries Ltd. has owned the land that is transforming into Iron Mask Industrial Park (IMIP). What was once part of the historic Iron Mask Mine is being strategically developed into a 190-acre light industrial park designed to meet Kamloops’ growing demand for industrial land.
Over the decades, IMIP has advanced step by step through thoughtful planning, regulatory alignment, community engagement, and responsible development. From leading early feasibility studies and community consultation to technical and environmental reviews, each stage has been completed with the goal of creating a project that balances efficiency, responsibility, and long-term value for future investors and tenants. Most recently, the property underwent a full Archaeological Impact Assessment, which identified no concerns, helping to further streamline the development process.
“Over these next few weeks, we will be finalizing a few more details and then look forward to launching Phase 1A for sale,” shared Mike O’Reilly, President and CEO of Comet Industries Ltd. “We have heard from many business owners and investors interested in the project who are looking to move or expand their operations to Kamloops, which is great news for our community and the economic benefits and jobs that will result.”
Now, IMIP is in the final stages of preparation. Current milestones in progress include:
List industrial lots for sale.
Preparation and submission of the subdivision application.
Subdivision servicing agreements for roads, utilities, and drainage.
Design and construction of infrastructure and grading to prepare the site for tenants.
IMIP is moving steadily toward market readiness and as of September 17, the work completed and the work currently underway are listed at the end of this article. This progress reflects not only a significant investment in Kamloops’ industrial capacity but also a legacy of long-term planning and commitment by Comet Industries Ltd.
The Journey of Iron Mask Industrial Park

Purchase land.
Review the Official Community Plan (OCP) and zoning bylaw for the current land use designation.
Conduct a preliminary market demand and feasibility study.
Apply to City of Kamloops to amend the OCP.
City of Kamloops approves OCP amendment after public hearing.
Meet with City of Kamloops and various Ministries’ planning staff for a pre-application consultation.
Identify environmental, archaeological, transportation, and geotechnical constraints.
Develop a rezoning application.
Prepare a concept plan for the industrial park layout (lots, access, services).
Complete required technical studies.
Submit application, concept plans, studies, and rationale to the City of Kamloops, Ministry of Environment and Ministry of Transportation and Infrastructure.
Staff review application for completeness and alignment.
Referrals sent to relevant agencies (fire, engineering, First Nations, provincial ministries, etc.).
Community consultation process: Public notice | Public engagement.
Planning staff prepares a report and recommendation.
Application presented to Kamloops City Council for first and second readings.
Public hearing held with approvals granted.
Develop marketing strategy and materials.
Archaeology Assessment complete with no concerns found.
Ministry of Environment signs off on rezoning application.
Council gives third reading and adoption and rezoning approved.
Submitted Preliminary Layout Assessment to City of Kamloops (PLA).
