As a Real Estate Broker Brendan Shaw’s Take on What’s Driving Interest in Iron Mask Industrial Park

As Iron Mask Industrial Park (IMIP) moves into its sales phase, interest from the business community locally, provincially, and nationally continues to grow. To get an inside look at what’s happening behind the scenes, we met up with Brendan Shaw, a longtime Kamloops real estate professional who has been closely involved in supporting businesses seeking space in this new light industrial area.

Brendan has spent more than 19 years working in real estate in Kamloops, where he has built a reputation for helping companies of all sizes find the right space for their operations. His work spans commercial sales, leasing, and development advisory, giving him a unique lens on where industry is heading both locally and across the region. He shared what he’s seeing so far when it comes to interest in Iron Mask Industrial Park.

Q: What kind of companies have been showing interest in IMIP so far?

“We’ve seen interest from a wide range of sectors, which really speaks to the level of investment happening in the region right now. Several national and international companies have reached out, particularly those that provide sales and service for industrial equipment. That’s closely tied to the activity we’re seeing in mineral exploration, mining, pipeline development, and other major resource projects in our region. We’ve also had strong interest from construction and logistics companies, among others, looking for strategically located industrial land. The mix of inquiries shows just how diverse the demand is for well-planned, service-ready industrial space with easy access to major transportation corridors.”

Q: What has interest been like since sales launched?

“Since the launch, we’ve been in active discussions with several companies that are planning an expansion or mapping out the next three to five years of their operations. These are businesses thinking long-term about future capacity, workforce growth, and improved access to transportation corridors. We’ve already received expressions of interest and offers on multiple lots, which reinforces the market demand for industrial land in Kamloops. There’s a real desire for space that allows companies to plan ahead.”

Q: What kinds of companies will be best suited for this new light industrial park—and why?

“IMIP is designed for flexibility and aligns well with the uses permitted under the City of Kamloops’ I-2 zoning. That includes logistics companies, industrial equipment sales and service providers, construction firms, warehousing operations, and storage facilities. These types of businesses benefit from the site’s location, access to major transportation routes, and the opportunity to build modern facilities tailored to their operational needs. The park is well suited for companies that want to centralize operations, enhance distribution, or expand their service footprint in the Interior of British Columbia.”

Q: What else should companies know as they consider Iron Mask Industrial Park?

“Kamloops continues to position itself as a hub for regional industry, and Iron Mask Industrial Park will play an important role in supporting that growth. If companies are looking at where they want to be in five or ten years, now is the right time to explore options while the full range of lot sizes is still available. The combination of location, zoning, and long-term development potential makes IMIP a great option for businesses planning their next chapter.”
