Brendan Shaw on the Progress and Growing Interest at Iron Mask Industrial Park

Over the past year, significant progress has taken place at Iron Mask Industrial Park (IMIP) in Kamloops. Road networks, industrial parcels, and services are beginning to take shape across the 190-acre development, bringing the project closer to its next stage.

For Brendan Shaw, Managing Broker at Brendan Shaw Real Estate, seeing the physical transformation of the site has been one of the most notable changes. He describes the civil construction team as "moving mountains (literally and figuratively)" to prepare graded, serviceable industrial land.

Alongside this progress, market interest has grown considerably. Brendan says IMIP is attracting attention from multinational operators seeking much larger parcels of land than the team originally anticipated. One of the development's key advantages has been its ability to respond to these changing requirements.

"Our first sales were combinations of multiple lots that were amalgamated together in order to meet the design and efficiency needed for our purchasers," Brendan explains.

Rather than being limited to fixed lot sizes, IMIP offers flexibility in how parcels can be configured to meet purchasers' operational requirements. This is a testament to the engineer and other professionals who have adapted to the larger industrial sites as interest grows from businesses in Kamloops.

Progress on site has also influenced conversations with prospective purchasers. According to Brendan, the visible infrastructure work demonstrates Comet Industries' commitment to the development while allowing buyers to plan around anticipated completion and permitting timelines.

With staggered completion dates, prospective purchasers have an opportunity to begin preliminary planning and design work while the development continues, helping them prepare for their future operations with significant cost savings.

Looking ahead, Brendan believes IMIP's contribution to Kamloops will extend well beyond the availability of industrial land. He sees the potential for job creation, increased investment, stronger local supply chains, and additional tax revenue as businesses establish operations within the park.

"The strongest contribution is not just the creation of industrial lots, but the conversion of those lots into productive businesses that employ local residents, invest in the community and contribute to the City's long-term financial sustainability."

As construction progresses and interest from industrial users continues, the focus remains on preparing land that can accommodate businesses and contribute to Kamloops' long-term economic development.
